825 Ann Street, Fortitude Valley
825 Ann Street in Brisbane's Fortitude Valley is a major urban renewal project blending public, private, corporate and lifestyle uses. The design strategy sought to add to the urban envelope dictated by codes by providing three buildings of various heights shaped around a lane connecting the two dominant streets rather than three equally sized buildings. This strategy was supported by Brisbane Council and provided a new public domain to anchor the development. The project comprises retail, residential apartments and more than 200,000 SF (18,600 SM) of commercial office space in one of Brisbane's most exciting and dynamic inner city suburbs. Our scope of work included the design of the 12-story office building, which included ground-floor retail and three levels of underground parking.
The design for the commercial building responds to the complexity of the site's fast changing context, not only of what "the valley" had been, but what it may become in the future. The building relates to both the colourful past through its podium design with exterior panels glazed with a series of bright coloured ceramic painted glass, and its corporate future through an expressive and dynamic "ribbon" sunshade, creating a striking façade that shades the interior while breaking up the rectangular form of the building. Inside, tenants enjoy spacious floor plans with unobstructed views and proximity to a strong amenity base.
The property received a 5-star Green Star rating and a 5-star NABERS energy rating.
