This mixed-use development encompasses an entire city block in the center of Omaha's Aksarben Village, an emerging retail, entertainment, dining and office destination. The block is intended to become the central hub of the development, housing about a dozen retailers and restaurants on the first and second levels and 125,000 SF (11,600 SM) of office space above. A 1,500-stall, five-level garage is also a part of the development.
The massing of the buildings is based on four goals: establish the program into blocks reflecting the modular nature of the typical office building; orient the buildings toward views of a neighboring park; allow the retail base to become malleable, forming to the movement of pedestrians; and carve out spaces to allow for interaction zones both within the buildings as well as with the village beyond.
The building is scheduled to open in early 2016.
