HDR has completed the design for a multi-storey condominium project in the Vancouver Island community of Saanich in British Columbia. The development includes a four-storey multi-family building and three-level townhomes with 60 units in total.
The OTTO development responds to the District of Saanich Official Community Plan regional growth strategy, which prioritizes increased residential density as well as the area’s increased demand for entry-level housing. Several key factors took place that enabled the project to transpire: numerous public meetings were held that lead to the approval of the development, land use re-designation was required to rezone four single family properties in order to accommodate the building and townhomes, and site development work involved relocating an existing sanitary main and right-of-way to allow a larger contiguous development area.
The four-storey, wood frame building will include one level of underground construction. The townhouse units facing McKenzie Avenue are designed to blend in with the adjacent single-family residences. Loft apartments on the fourth floor will include mezzanine levels. The site, which is adjacent to Annie Park, will incorporate park-like elements including a feature stone wall at the entrance.
The development targets Built Green™ Gold certification. Sustainable initiatives include a building design that reduces energy and water use, rain gardens, and electric car charging stations.
