Omaha & Council Bluffs Riverfront Revitalization

Enriching Quality of Life and Spurring Economic Development along the Missouri River Shoreline

Facing each other on the banks of the longest river in North America lie two Midwestern cities: Omaha, Nebraska, and Council Bluffs, Iowa. Plans are being laid to revitalize the riverfront, drawing the two communities together with a magnetic design that includes parks, promenades, programmed activities, and amenities designed to spur active usage and economic investment.   

We teamed up with renowned design firm OJB Landscape Architecture on Omaha’s riverfront master plan and ensuing design phases. Advancing the master plan means taking on design and engineering complexities that come with the cities’ riverfront locations — floodways and floodplains, flood walls and levees, endangered species, permitting challenges, environmental contaminants, buried high voltage transmission lines and utilities lining a navigable channel. Taken together, our permitting work and site/civil engineering are the key to laying the groundwork for this transformation.  

Sizeable funds required to take on the project were raised in a partnership between the city of Omaha and support from its donor community. As a way to give back to a loyal community, the city set a goal to integrate measurable elements of sustainable design using the Envision rating system.  

In Council Bluffs, the impact is already apparent. We created the master plan for River’s Edge, the walkable urban neighborhood that fronts onto the river, and designed the neighborhood’s utilities, streets and streetscape enhancements—including the region’s first cycle track. Our architects designed the neighborhood’s first office building and parking structure. The community is coming to life with a large apartment complex, a new mixed-use building, townhomes and mid-rise residential towers. 

We’re working to create a vibrant, modern space that reflects the cities’ vitality. A renewed focus on riverfront and downtown investment and revitalization have spurred development, with sights set on transforming the aging riverfront from an overlooked area to a destination where wellness and business prosper.
