Del Puerto Health Care District Mixed-Use Campus Master Plan
A Community-Owned Health District Rooted in Heritage
In Patterson, California, a growing community is redefining what healthcare access can look like through a master plan introducing a model for restoring care, strengthening resilience and anchoring long-term community well-being. Guided by community input and supported by locally elected leadership, the campus is envisioned as a lasting civic anchor that establishes care close to home for generations.
Rejecting the traditional model of isolated medical campuses, a central paseo and open space network organize healthcare, housing and community into a cohesive, walkable district with intuitive circulation. Architecturally, the campus draws from Patterson’s Spanish Revival heritage and Mediterranean climate. Arcades, courtyards, shading systems and filtered light define a “kit of parts” that is both culturally resonant and environmentally responsive. These elements create healthcare environments that feel familiar, human-scaled and restorative.
Defining the campus gateway, an apricot grove along Las Palmas Avenue honors Patterson’s agricultural legacy, creating a welcoming threshold.
Building a Scalable Model for Rural Health Access
Set on 38.5 acres at the heart of Patterson’s growth corridor, the plan introduces a phased, infrastructure-first framework that responds directly to the realities of rural healthcare — provider shortages, long travel distances and unmet behavioral health needs — through an integrated approach to placemaking.
The campus establishes a scalable model of delivery that brings primary care, mental health services, crisis support and youth-focused wellness into a coordinated system, strengthens emergency response across a geographically dispersed region and delivers a flexible, full-service hospital to the campus, including several new facilities:
- An ambulance and administration center
- A combined clinic uniting primary and behavioral health care
- Senior living
- Medical office space
- Mixed-use retail
- Critical access hospital
Strategically located between Patterson’s historic downtown and emerging growth corridors, the campus reinforces healthcare as essential civic infrastructure: connected, accessible and embedded in daily life.
